The homes in Yorba Linda
Yorba Linda was farmland with a small town center until the 1960s. It incorporated in 1967, adopted a general plan in 1972, and grew tract by tract through the 1970s, 1980s and 1990s. The housing is mostly single-family homes, and the city's motto is "Land of Gracious Living". Lots tend to be larger than in the cities to the west, and some zones set a minimum lot of 15,000 square feet.
Neighborhoods and tracts
East Lake Village is a master-planned community built around a private lake, with a clubhouse and pools run by its community association. Other named areas include Vista del Verde, Bryant Ranch, Hidden Hills, Fairmont Hill and Travis Ranch. The Savi Ranch area along the 91 is commercial.
Horse property is part of the city's zoning. Horses are permitted in the R-A, RLD and R-E zones on lots of 15,000 square feet or more, and smaller lots down to 10,000 square feet need a conditional use permit. The number allowed depends on lot size. Ask Tony to confirm the zoning before you count on keeping a horse.
Schools
Yorba Linda is served mainly by Placentia-Yorba Linda Unified School District. Elementary schools in the city include Bryant Ranch, Fairmont, Glenknoll, Lakeview, Linda Vista, Mabel Paine, Rose Drive and Travis Ranch. Yorba Linda Middle School and Travis Ranch serve the middle grades in the city.
Yorba Linda High School opened in 2009. Depending on the address, the assigned high school may instead be Esperanza High School, just over the line in Anaheim, or El Dorado High School in Placentia. Orange Unified also lists part of Yorba Linda in its area. Ask Tony to confirm the schools for a specific address.
Parks, shopping and landmarks
The Richard Nixon Presidential Library and Museum stands at the president's birthplace, a National Historic Landmark. Yorba Linda Town Center opened in 2019 next to the older Main Street. Savi Ranch has the big-box stores. The city has about 30 horse trails, the city-owned Black Gold Golf Club, Hurless Barton Park, Jessamyn West Park, and the Quarter Horse Staging Area near Chino Hills State Park.
Getting around
The 91 runs along the south edge of the city, and the 241 toll road meets it near the east end. Imperial Highway, which is State Route 90, and Yorba Linda Boulevard are the main surface roads. There is no Metrolink station in Yorba Linda. The closest stations are in neighboring cities, including Anaheim Canyon station in Anaheim.
Buying in Yorba Linda
Parts of Yorba Linda are in a Very High Fire Hazard Severity Zone on the state maps the city adopted in 2025. The 2008 Freeway Complex Fire destroyed more than 100 homes here. Ask Tony to check the address and get an insurance quote before you write an offer.
Some communities have an HOA, and some tracts carry Mello-Roos, so ask Tony to pull the tax bill and the association documents. Tony is also a licensed mortgage loan originator (NMLS ID 2359276) and can go through what you may be able to borrow before you tour.
Selling in Yorba Linda
Sellers must disclose when a property is in a High or Very High Fire Hazard Severity Zone, so it helps to know the status before listing. Lot size, zoning for horses, trail access and HOA documents are the details buyers ask about first. Tony is a REALTOR licensed in California since 2007 and works in Yorba Linda from his office at The Real Estate Solution in Cerritos.
