Buena Park incorporated in 1953, and postwar housing defines most of it. Large tracts went up from the 1950s through the late 1960s, so the typical home is a single-story ranch or tract house with a garage and a yard. On homes of this age, the roof, plumbing, sewer line, windows and electrical panel deserve a close look, along with permits for any added rooms.

The north end is different. Around Los Coyotes Country Club, the homes date from 1957 onward, the lots tend to be larger and the streets follow the hills and the golf course. Sizes there run from modest ranch homes to large custom houses, so compare carefully from one street to the next.

Neighborhoods and tracts

The 91 splits the city into North Buena Park and South Buena Park, and locals use those terms. Bellehurst is the named neighborhood most people know. It was laid out in the late 1950s around Los Coyotes Country Club, which has a 27-hole course, in the West Coyote Hills at the north end of the city.

South of the 91, the city is mostly flat postwar tracts, with Knott's Berry Farm and the Beach Boulevard entertainment district running through the middle. A home's side of the 91 also affects its school districts. Ask Tony to check the districts and any HOA before you tour.

Schools

Seven school districts serve Buena Park. Buena Park School District covers nearly all of the northern half and feeds Fullerton Joint Union High School District. Its schools include Beatty Middle School and Corey, Emery, Gilbert, Pendleton and Whitaker elementary schools. Buena Park High School is the only comprehensive high school inside the city, and Sunny Hills High School in Fullerton serves part of it.

The rest of the city is divided among the Centralia, Cypress, Magnolia and Savanna elementary districts, which feed Anaheim Union High School District. Kennedy, Savanna and Western high schools serve those areas. With this many lines, never assume. Confirm the schools for the exact address with the district before you make an offer.

Parks, shopping and landmarks

Knott's Berry Farm and Knott's Soak City are on Beach Boulevard, along with Medieval Times and Pirate's Dinner Adventure. Ralph B. Clark Regional Park, which opened in 1981, is at the north end near the hills. Shopping includes Buena Park Downtown and The Source OC, which opened in 2017. The Buena Park Library is run by its own library district, separate from the county system.

Getting around

The 5 and the 91 both run through Buena Park, and Beach Boulevard, which is State Route 39, is the main north to south street. The Buena Park Metrolink station is near Dale Street and Malvern Avenue. It opened in 2007 and is on the Orange County Line and the 91/Perris Valley Line. OCTA runs the local buses. Fullerton Municipal Airport, a small general aviation field, sits just over the eastern city line.
