Buying and selling a home in Garden Grove

Garden Grove is a central Orange County city, incorporated in 1956, made up mostly of postwar single-story tract homes along the 22 freeway.

Most of Garden Grove was built during the housing boom after World War II, and the city incorporated in 1956. The typical house is a single-story ranch home from the 1950s or 1960s on a standard tract lot. Condos and townhomes sit along the larger streets, and they usually come with a homeowners association. Many of the older houses have been remodeled or added onto over the years, so two homes on the same street can be very different inside.

Neighborhoods and tracts

The city has an irregular outline with several panhandles, so a Garden Grove address can sit right beside Anaheim, Westminster or Santa Ana. West Garden Grove is the part of the city west of Beach Boulevard. It is largely separated from the rest of Garden Grove by the city of Stanton, and most of its houses are single-family tract homes from the 1960s.

Historic Main Street and Village Green Park mark the old town center. The Korean Business District runs along Garden Grove Boulevard between Beach Boulevard and Brookhurst Street. Little Saigon is a commercial district that straddles Garden Grove and Westminster, centered on the blocks between Bolsa Avenue, Brookhurst Street, Westminster Avenue and Magnolia Street. Harbor Boulevard, on the east side, is the hotel corridor that runs north toward Anaheim.

Schools

Garden Grove Unified serves most of the city. Its high schools include Garden Grove, Bolsa Grande, Pacifica, Rancho Alamitos and Santiago. The district also reaches into parts of Anaheim, Cypress, Fountain Valley, Santa Ana, Stanton and Westminster. Some edges of Garden Grove fall in other districts: Westminster School District with Huntington Beach Union High, Anaheim Elementary with Anaheim Union High, or Orange Unified. The street address decides it, so ask Tony to confirm the assigned schools before you write an offer.

Parks, shopping and landmarks

Garden Grove Park holds the Atlantis Play Center, a children's play park that opened in 1963. Village Green Park on Main Street hosts the Garden Grove Strawberry Festival every Memorial Day weekend. Christ Cathedral stands on Chapman Avenue on the east side of the city. The Garden Grove Main Library is at Euclid Street and Stanford Avenue, across from Garden Grove High School. The Promenade on Chapman Avenue opened in 1958 as Orange County Plaza.

Getting around

State Route 22, the Garden Grove Freeway, runs east and west through the city and connects to the 405 on one end and the 5 and the 57 on the other. Beach Boulevard, Brookhurst Street, Euclid Street and Harbor Boulevard carry the north and south traffic. OCTA runs the local buses. There is no Metrolink station in Garden Grove. The nearest stations are in Anaheim, Orange and Santa Ana.

The OC Streetcar is planned to run about four miles from the Santa Ana train station to a new Harbor Transit Center at Harbor Boulevard and Westminster Avenue. As of October 2026 it was still in testing and not carrying passengers. OCTA lists service as starting in early 2027, so check the current status before you count on it.

Buying in Garden Grove

With a house from the 1950s or 1960s, ask what has been added or converted and whether the work was permitted. For a condo or townhome, read what the HOA covers before you compare prices. Homes close to the 22 or a main boulevard get more road noise, so visit at rush hour. A Garden Grove house is usually compared with others from the same era, so condition and permitted square footage matter. Gather the permits for any addition, second unit or garage conversion before you list. State plainly which school district the address falls in, since the boundaries cross the city. Is the OC Streetcar running in Garden Grove yet?

It is the part of Garden Grove west of Beach Boulevard. The city of Stanton sits between it and most of the rest of Garden Grove. The housing is mostly single-family tract homes built in the 1960s.
