The homes in Stanton
Stanton covers about three square miles, and its housing is a mix. There are single-family tract homes from the 1950s and 1960s, older condo and townhome communities, and newer gated townhomes built in recent years along Beach Boulevard. The city also has several mobile home parks, where a buyer typically owns the home and pays rent for the space. Ask Tony to explain how that differs from owning the land.
Neighborhoods and tracts
Stanton is small enough that people describe a location by its cross streets. Beach Boulevard runs north and south through the middle. Cerritos, Katella, Orangewood, Chapman and Lampson avenues cross it from north to south. Single-family streets sit in the blocks behind those main roads. Condo communities such as Crosspointe Village and Briar Oaks have their own associations, and the newest townhomes are near the south end of Beach Boulevard around Rodeo 39.
Schools
Four districts serve Stanton, and the lines split the city. Part of Stanton is in Garden Grove Unified, with Pacifica and Rancho Alamitos among its high schools. The rest is in an elementary district, either Magnolia School District or Savanna School District, and then Anaheim Union High School District for the upper grades, with Western and Magnolia high schools. Pyles Elementary on Dale Avenue is a Magnolia district school in Stanton.
Several of the schools that serve Stanton addresses are just over the city line in Anaheim or Garden Grove. Because the district can change from one block to the next, do not rely on the city name in a listing. Ask Tony to confirm the assigned schools for the exact address with the district before you write an offer.
Parks, shopping and landmarks
Stanton Central Park opened in 2016 with a playground, a splash pad, sports fields and walking paths. Rodeo 39 Public Market, a food hall and market at 12885 Beach Boulevard, is near the south end of the city. Adventure City, a small amusement park, is on Beach Boulevard in Stanton. Most everyday shopping is in the centers along Beach Boulevard and Katella Avenue.
Getting around
No freeway runs through Stanton. Beach Boulevard, which is State Route 39, is the main route: it reaches the 22 to the south and the 91 and the 5 to the north in Buena Park. Katella Avenue runs east toward Anaheim and west toward Cypress and Los Alamitos. OCTA runs the local buses. The nearest Metrolink station is in Buena Park, at Dale Street and Lakeknoll Drive.
Buying in Stanton
Start by asking what you are buying: a house on its own lot, a condo or townhome with an HOA, or a home in a park on a rented space. Each one is financed and compared differently. Read what the HOA covers and whether any extra assessments apply. Homes close to Beach Boulevard or Katella Avenue get more traffic noise, so visit at a busy hour.
Tony is a REALTOR and a licensed mortgage loan originator (NMLS ID 2359276). He can go through what you may be able to borrow before you tour, and he can check the school district for each address on your list. That is worth doing first in Stanton, where a house, a townhome and a home in a park can all be for sale within a few blocks.
Selling in Stanton
A Stanton home is often compared with similar ones just over the line in Anaheim, Garden Grove and Cypress, so the school district and the type of ownership should be clear in the listing. For a condo or townhome, have the HOA documents ready early. For a house, gather permits for any addition or second unit. Tony has held a California real estate license since 2007, speaks fluently in English and Arabic, and works in Stanton from his office at The Real Estate Solution in Cerritos.
